Student Renting Process

Letting a property can be a complex process, but with careful planning and attention to detail, you can increase your chances of a successful let. Here's a comprehensive guide to help you navigate the process.

Student Properties To Rent

1Choosing your location

When searching for student accommodation in Leicester, it's essential to first decide which areas best suit your lifestyle and needs.

For students, one of the key factors is proximity to your university campus. Do you prefer to live nearby, or are you happy to stay further afield? If so, check for local transport links, not only for commuting to university but also for getting to nightlife spots and essential amenities.

At First 4 Lettings, we offer a wide range of student properties across Leicester. Whether you want to be close to university, the city centre, or the train station, making those trips home easier, we've got you covered. For final-year students or postgraduates seeking a quieter, more residential setting to focus on your studies, we can help you find the ideal location.

2Choosing the right property to view

When choosing a property, one of the first decisions is determining how many bedrooms you’ll need. If you're planning to rent with a group of friends, it's essential to confirm how many people are committed to sharing the space. Once that's settled, the next step is to establish your rental budget.

For those renting as a group, it's important to ensure everyone agrees on what’s affordable and that you've accounted for additional costs like utilities, TV, and internet bills. Setting a clear budget and understanding all expenses will make the renting process smoother for everyone involved.

If you’re viewing several properties, we recommend taking notes on each one. Recording the pros and cons will help you evaluate your options more effectively later on.

On the day of your viewing, you’ll receive an SMS confirmation, and one of our friendly team members will accompany you to each property. Our team is knowledgeable about the properties and their surrounding areas, ensuring all your questions are answered.

Top Tips for Viewings:

While all our properties meet high standards, there are additional factors to consider, including:

  • What furniture will be provided when you move in?
  • Are there any maintenance issues that need to be resolved before your move?
  • What are the local amenities like?
  • Can you get super-fast broadband (such as from Virgin Media)?
  • How much are the utility bills? Ask existing tenants or check the property's Energy Performance Certificate (EPC).

5Reserving your property

Once you've discovered the ideal student property in Leicester, you can secure it by paying a holding deposit and completing the required paperwork. For detailed instructions on how to apply and finalise your reservation. Please see how to apply for further information.
